DIY House is a process based development typology consisting of a modest, but flexible starter home prototype with a tactical approach to distribution and phased urban infill in the Motor City. Low real estate values, a cold winter climate, and a fragmented urban fabric present major challenges of fact and perception. However, Detroit has its strengths; the cities culture and its people.
Growth in the city initiated by people with Detroit's hard-working scrappy character in their blood and motivated spirit in their hearts beginning with outreach and DIY projects, development and investment has established new communities restoring old ones; nearly improbable 20 years ago.
DIY House utilizes prefabricated insulated construction systems, solar panels and vertical louvers to reduce construction and utility costs producing energy for an affordable, sustainable ideal urban home.
The massing and exterior materials are familiar to and compliant for detached and attached single family housing in these zoning districts. Inside, the layout of a traditional single family home starts as a loft, each DIY House's central utility and circulation core allow for easy transformation from an open loft into two- or three-bedrooms upstairs and a potential ground floor fourth bedroom enclosing the rear of the house. The simple layout provides flexibility for future growth keeping construction costs to a minimum.
