Taking over the parking lot and covering the mural of muses at the northwestern corner of 13th and Locust Streets, the luxurious condo hotel is modest in scale and quantity offering two units per floor over eighteen floors totaling thirty-six units. 
The building is a pilot project creating an international chain of queer real estate investment propertie akin to timeshares and senior housing communities. The company has developed a portfolio of surface parking lots the world over in areas that were are and will be central to queer communities.
The ambition is to establish a lifestyle brand and real estate investment trust for queers who can afford to be associated with a queer brand and lifestyle without detrimental consequences to their professional lives or fiscal capacities. 
Their investments in the trust can then be endowed and gifted to their chosen family and kept as equity and clout to create leverage for the next generation; creating lineages of inherited wealth for the fledgling chosen family model creating a burgeoning class of successors  with established legacy and lineage central to maturing a generational network of inheritance and appreciation  for those yet to come.
