A vacant site at a bowtie intersection offers a great opportunity to develop a visual landmark and a physical destination for the community to enjoy. Studio Flats takes the triangular site and splits the building into 3 programs; retail, gallery, and studio office space.
The ground level offers a place for the work created in the upper levels to be exhibited and offers the public a forum for engaging with the art and the artists.
The buildings facade serves to amplify the intersection by rotating the vertical mullions to produce an irregular grid whose maximum rotation is at the point where the building turns direction based on the geometry of the site.
